I slept pretty well last night and I got up at 7:00am early in the morning. After having the breakfast at 8:30am, our team, together with team 5 greeted Mr. Otto Hwu who would be our traveling guide to our next destination for the coming field trip: ‘A7 Linkou Desirable Residential. Linkou district was located at Taoyuan County where was pretty far away from Long Bon Resort. Under the leading of Mr. Hwu, we were able to have an opportunity to use the mass transport of Taiwan. Firstly we took train from Beitou to Taipei Centre. Then took a public bus to Linkou district before taking another shuttle bus to the destination. The whole journey took about 1.5 hours. Mr. Hwu was a very nice and talkative gentleman as he tried his best to understand my poor mandarin. He revealed Taipei youngsters were facing similar problem with us as the high rise housing cost negatively affected their affordability to own properties. On the other hand, he didn’t forget to introduce some infrastructures during the journey. The ground highway we were travelling through to Linkou district used to be a sole highway to the airport in 1970s before the construction of other flyover in the following years.
Linkou district was such a lovely place when everyone seemed living peacefully without pressure from the metropolitan. Nonetheless, one thing that caused us a surprise was, A7 Linkou Desirable Residential was nothing but just a construction area pending for the development. The hidden agenda of the continuous delay of the construction might involve some political issue but it should be another story. On the other hand, there was an attractive residential promotional centre which was as good as a gallery. In the centre we had opportunity to visit different sample flats organised by four major developerof A7 Linkou Desirable Residential. It seemed the major household group to be settled at desirable residential should be around 2 to 4 rooms flat which 3 rooms flat were majority. We had some interviews with the staff of the centre as well as some visitors. It was noted that Desirable Residential Housing Policy was such an attractive option for the Taiwanese to own his/her property although its effectiveness still haven’t been tested officially and comprehensively. After studying and gathering enough information for this field trip, we left the site at about 1:30pm.
We had difficulty in taking public transport back to Taipei centre until we decided to split this combined group back to team 2 and team 5 so as to queue for the bus separately. We traveled back to Taipei and had a lunch there before heading back to Long Bon Resort at around 4:00pm. So it was time to come back to our discussion of Case Exercise 1. We had to prepare well for the opponent’s challenge during the owners’ meeting. To avoid further disturbance by other groups, we discussed at group mate Sunny’s room. At the same, Patrick and I were assigned to lobby with related interest groups in this case.
Finally one of the most nervous moments of the trip began as Case Exercise 1 got started. I was assigned as an officer of Home Affairs Department whose responsibility was to observe the process of owners’ meeting particularly the voting procedure. Undoubtedly, as a chairperson of the IO, we could express and defend more during the meeting. However, although the performance of the opponents to IO and PMA were so impressive, there was no serious violence happened to stop the voting. This was one of the reasons we didn’t express our view too much such that we could become an apparent mediator between IO vice chairman bloc and PMA. Eventually, most of the standard answers we had prepared didn’t apply in the meeting. After the evaluation of Dr. Yip in the Case Exercise 1, we were enlightened that if the set rule was absolutely inclined to the one side, the other side was not recommended to simply follow the formal rule and let go the disadvantage status. Instead, some radical acts to challenge the authority could be considered.
Before the end of today, our team completed 1st sub-team Evaluation at 10:00pm. After that, we went to Sunny’s room to discuss the arrangement for the presentation of field tomorrow morning. The schedule was really tight though; our team morale was still good. After finishing all these stuff, I slept at 1:30am.
